    WHO IS JAMES LIM?

    I'm the Principal Consultant at SG Luxury Condo and started my real estate business back in 2014.

    As a former school teacher, I bought my first property which gave me a tidy profit. This helped me developed my passion for real estate and began to spend a lot of time to research and understand the Singapore and regional property market.

    With my Mathematics background, I soon realized that property investment is the same as all other investments; where careful analytical skills, historical trends and patterns is needed to achieve success in profiting in the real estate market. In fact, real estate investment has given me the highest return of investment so compare to other forms of investments.

    While most Singaporeans know the potential of investing in properties, they are often held back by the lack of knowledge, or worst, misconceptions. Most think that they need a huge capital to start investing and always suffered from the fear of not being able to service the mortgage.

    And if an aspiring investor decides to take the first step, they believe that any new launch will make them money, as made popular by too many agents.

    So what they do is to rush down to a showroom and buy any units, with these fatal mistakes:

    • Show unit looks good or is widely advertised on social media
    • The per square foot (PSF) is the cheapest
    • Unclear objective: Buying for homestay, but hopefully for investment, and realised cannot sell later due to wrong bedroom type.
    • Lottery-style selection: Anyhow select units as they don't know who one is good and often rely on 'gut-feel' or 'lucky-number-floor'
    • ​Never considered URA Masterplan: Choosing a 'forgotten-area', and where another area is aggressively developing.

    With that out of the way, here's 2 main reasons why private properties are safe investment havens

    1. HDB prices are stagnant or going down

    When the government announced in March 2017 that only 4% of old HDB will be eligible for SERS (En-bloc), this made Singaporeans realised that their 'iron rice bowl' isn't that stable after all.

    This is why since 2013, prices of HDB has been steadily declining and never recovered as compared to private properties.

    2. It's A Cycle
